Centurion American Development Group Announces Builders for Cottonwood in Grayson County

Population is exploding in Grayson County, largely due to industrial growth in both Sherman and Denison. The small city of Dorchester is primed to become an in-demand address with its location between Sherman and Gunter. Centurion American Development Group is beginning construction this week on a sizeable development, Cottonwood, and will bring an impressive array of builders to create this master-planned community.

This 678-acre development sits just north of McBee Road and extends all the way to FM 902. Cottonwood will include approximately 2,156 residential lots spread among the five phases of the development. Homebuilders currently under contract for the first three phases of the development include DR Horton, Beazer Homes, Pulte and M/I Homes. The first lots of phase 1 are planned to be delivered to homebuilders in late Q1 2026.

Cottonwood will offer a wide range of community features, including two amenity centers with open spaces and trails. Additionally, there is land allocated for two schools to be built within the neighborhood including adjacent park space.

Centurion American Development Group Announces Bryson Ranch, New Massive Development in Pilot Point

Pilot Point is in high demand for new North Texas homeowners due to its proximity to Lake Ray Roberts and convenient commute to cities in Dallas, Denton and Collin counties. Now, Centurion American Development Group is bringing a range of contemporary and classic home options to a new generation of homeowners with the announcement of Bryson Ranch.

The 1,050-acre development sits north of Mobberly Road between Lights Ranch Rd. and Hames and will include approximately 3,000 lots ranging from 40-to 60-foot lots and plans to include an additional 120 25x95 townhome lots as well. Builders have already been contracted for the development and include DR Horton, Beazer, First Texas, Ashton Woods and M/I Homes.

Bryson Ranch will offer a wide range of amenities, including four amenity centers covering approximately 20-acres. Two of those centers will include resort-style pools and fitness centers. Other amenities are in the works and might include playgrounds, sports courts, park space and trails. Additional pocket parks will provide additional green space.

Merriman Anderson Architects announces construction is underway on The Flynn at Live Oak, located at 4931 Live Oak Street in Old East Dallas. Conor Commercial Real Estate is developing the five-story, 327-unit apartment building, adjacent to downtown and near Swiss Avenue, Munger Place and one block off Bryan Street.

AMLI Dallas Doubles Size with Addison Office Expansion

Since AMLI Residential first arrived in North Texas 35 years ago, the company has had a presence in the growing Addison and lower Tollway office market. However, the multi-family residential powerhouse recently expanded its North Texas footprint in Addison with both a larger office and a growing corporate team.

AMLI opted to remain at its current location, Liberty Plaza in Addison (5057 Keller Springs), but more than doubled its Addison regional headquarters from 6,601 sf to 13,214 sf when it moved from the second to the fourth floor in February. This larger footprint makes AMLIs Addison office one of the larger regional headquarters behind its corporate headquarters in Chicago.

Taylor Bowen, President of AMLI Development Company, believes the relationship AMLI has with the Town of Addison is truly synergistic.
